A 1906 high-rise speaking to the present and the past

The Old Mutual building has been part of Richmond's skyline since before the city had one (in any modern sense). When Landmark Property brought us in to brand its renovation into apartments, the tension was obvious: how do you honor a building that's an historical artifact without making it feel stuck in the past? The building already had gravitas, it just needed warmth as it transitioned into apartments.

We didn't design around the history — we designed with it, letting the architecture's original elegance set the tone while giving the identity a contemporary edge sharp enough to catch a remote-working, design-literate tenant scrolling past a dozen other listings. The result reads less like a leasing brand and more like an invitation: come live inside something that already has a story, and add yours to it.

Today, Mutual on Main doesn't feel restored. It feels continued.
